All right, I’ve got one question for you. Can you see yourself living in Forney, Texas?
Now you may be wondering why I’m standing so far away from that. And that’s because actually in this little historic downtown of Forney, they’re actually they play on a loudspeaker. Good old country music. That’s right. If you’re looking for some of that country feel, but actually want to be a part of the third fastest growing county in the us right now, then Forney is going to be the spot for you. So if you stick around till the end, I’m going to take you through some of the neighborhoods so you can see some different price points. And also, I’ll take you to a little cool coffee shop downtown in this old historic part so that we can recap until you some of the details about the current real estate market here in Forney and we’re gonna get after it right now.

So as I mentioned, you know, we’re in a Forney right now.
I’m at the Forney community park, just to give you an idea, I mean, this is this place is massive, all the way around and even on that other side, way over there. So huge community park just right in the middle. And you know, 40s, about only 21 minutes from downtown, so just right outside, but if you want kind of that country living, then Forney is going to be a great option for you. There’s still a lot of development going on here in New construction is booming. Actually, this county, Kaufman County, they’re saying is a third fastest growing county in the nation right now. Which is huge. And Forney is the main is the best city in Kaufman County, or at least right in number one right now. And but it’s about 42 miles from the airport. So I’d say that’s the biggest downside. But you got things like this here, you’ve got this huge community park right in the dead center of town, these they’ve got soccer fields, softball fields, everything you need. Look at all these stands. There’s there’s children’s playground, again, back over there. Now. But also, if you’re going to be flying to Love Field, that’s only about 30 minutes. So that’s, you know, that’s where the hub is Southwest Airlines, if you’re more of a Southwest fan, that’ll be a little bit closer for you than the actual DFW Airport. But yeah, I mean, this is a great, great little town. But again, it’s still a lot of development, still got a lot of old town feel I’m going to take you actually downtown, show you a little bit around the historic area. And then also, I’m going to take you over to some neighborhoods real quick and show you some different price points for some different homes.
HOUSE #1
Actually, this first one we’re going to go to is just really kind of right across the street. I say right across the street. It’s kind of right across the Main Street, but it’s a cool little neighborhood called Fox hollow, and you can get in there for around $300,000 and get a great home.
And that’s the great thing about Forney is the price points, it’s going to be some of the least expensive in the Dallas Fort Worth metroplex. And again, you’re just 20 miles from downtown. So you still have quick and easy access to get there. But let’s go check out that first house and see what it has to offer. Alright, so we’re here in the fox hollow neighborhood in Forney and I just wanted to show you what just under 300,000 will get you and you’ll see this home right behind me is listed. It’s actually listed at $287,000.
So this is a four bedroom, two bath at 2300 square feet. So that’s pretty low. That’s around $130 a square foot, which is really about the average here for Forney. And as you can see, this is a new construction, semi new construction. All of these homes in this neighborhood were built around 2015. This home in particular was built in 2015. And you can kind of see there’s a there’s a common theme. Here around the neighborhood, you have some even larger homes, but still most of these are going to be four bedroom, two bath probably 2300 to 3000 might be a fourth house across my might be closer to 4000 square feet. But you can see things are very affordable here in Forney.
Again, this is a really good school districts with a ratings and you’ll just see here that nice neighborhoods but you’ll see I would say the downside would be if you like the vegetation and foliage, the trees are not going to be as mature Of course. Because this is probably this is a brand new lot so that’s the thing is out here in in Forney they had to tear down or, you know, basically bulldoze a lot of vegetation so but that’ll fill in through the years and what that will help establish the neighborhood a lot better. So with that being said, let’s, let’s go check out the next price point.
HOUSE #2
All right, you know, I love my historical homes. And so I wanted to show you a little part of a historic downtown Forney here, as far as the historic homes go, you can kind of see this one right behind me really nice. Old, it’s more like a kind of like a Victorian traditional mix. You can see, I’m going to walk you right down here to this one is going to be a little bit of a Tudor style. And you can see this one right behind me. That one’s a little bit like tutor, you’ve got another one over here, Victorian style. And, and so if you want something as far as historical homes, these were built in late 1800s, early 1900s. Again, you know, I love my history, and, and those old homes, I just like that character in those details with that old craftsmanship. And you can see another one really cool one right there. That one’s really nice. And then you even have kind of a smaller one right there. But that should just kind of give you an idea, even if you want something older and historical than 40, of course has that to offer as well. Just wanted to throw that in there so you can take a look. All right on to the next one. All right, so we’re here in Devin Shire, and this is considered one of the best communities in the Forney area. And actually, the the model home is for sale right now.
And it’s 455,000. It’s a four bedroom, three bath, and it’s 2500 square feet. So that puts the price per square foot, right around $180 or so. Which is really good. But, and also just built in 2020. So a lot of these homes have just been built very recently or in 2020. But that is a tremendous value right there to get. I mean to get a home like that four bedroom, three bath 2500 square feet, you can kind of see the neighborhood, how it looks. Whenever driving in it was very, very nice, great landscaping, they got a huge community pond that just runs all the way down the middle of of the, of the of the subdivision and you know, fountain and community area.
So you’ve got a lot going out there and then coming out here, this is just a little ways outside of Forney. But there’s so much farmland and also new construction on the way out here. As I mentioned before that Forney is still I would say underdeveloped, new construction is still a lot going on here. If you want to build from the ground up, this is a great place to do that. Or you can just find some homes in these new construction communities that that, you know, have just been built in the last year or two, or in this case, where you got the model home with all the upgrades and you know, they always make the model home the nicest and, and that way, you can just move right in. But that’s a pretty good deal. I would say for $455,000, 4 bedroom, three bath 2500 square feet, you’ll see again, you know, my biggest complaint about just to give you the bad as well with new construction communities kind of like this is the lack of mature trees and vegetation and growth. But there’s quite a bit around here too.
There’s some, some trails, some hiking and biking trails around the neighborhood as well, which makes it very nice and convenient. But you know, we came from from Old Town over across the highway through kind of the new section of foreign aid, a lot of Forney. The new downtown has been built up over the last 10 to 15 years. So really well done, as far as you know, all the new stuff, but they’ve also restored a lot of the historic aspects of the downtown area as well. We’re going to finish up there too. So that way, it just kind of gives you a better idea and of what you’re dealing with here in Forney as you can see traditional brick style homes with the stonework you can kind of see well that was probably I was probably a better view of that stonework and everything behind me. So all kinds of different sizes homes, but still the price price per square foot you can’t beat and Devin Shire. This is a great community. So just comment below.
HOUSE #3
Alright, so we won’t spend too much time here because this one’s on a little bit of a busier road but I want you to see this home right behind me. three bedroom, two bath 2800 square feet. But this is the key part right here is it has about five-plus acres that go along with it. is only $850,000.
And that’s going to be at the top of the price range here in Forney the most expensive home actually listed in Forney 950,000 or So somewhere around there. So but this is something you can get, you can always find something off off the busy road. But this was just a simple example to show you kind of acreage you can get and still get a 2800 square foot home along with that. So it’s a great option if you’re looking for something a little bit with some more. Well, I wouldn’t say privacy, but other than the busy road, it should give you an idea. All right. So let’s go. Let’s go recap and get a cup of coffee.
FORNEY, TEXAS MARKET RECAP
All right, so we just stopped in here to Lathom Coffee, it’s a little as you can see a pretty cool little coffee shop here in downtown Forney the old historic part of forerunning. And as you saw, you’re gonna get some great homes for different price points. But Forney is actually the number one place to be and all of Kaufman county and as I mentioned in the intro earlier, that Kaufman counties right now is one of the fastest growing counties in the United States, there’s still a lot of room to grow out here, especially a lot of new construction opportunities. So if you’re looking into new construction, or thinking about that, this is definitely a great place. And if you want kind of that country field, this is also a great place, the median home value here is around $184,000. And the median rents going to be around $1100. But actually, you know, more people own out here than they do rent, renting is going to be a little bit limited. But at the same time, most of your rentals are not going to be necessarily be apartments, it’s going to be single family homes. But actually, if you’re an investor, and you’re thinking about buying some property out here, and you want to rent it out, there is actually the days on market for rentals right now is on average about 16 days. So we’re actually 16 to 18 days. Yeah, and and so that means if you put up a rental up, then it’s it should go pretty quickly. And there’s not a lot of openings or vacancies for rentals in this area. So if you’re looking to you want to buy here, and maybe this is going to be something you want to retire out here and another 10 or 20 years and use that home for yourself. Great opportunity. But again, you know, just my opinion, they the median income here in Forney is actually $93,000. So you can see a lot of people are doing quite well, as you could say, but there’s currently in Forney, there’s actually only 372 homes on the market right now. And that’s actually been an 11% decrease in just the last 30 days. So that’s something that you want to keep in mind, because inventory is actually getting less as we move into the new year. And the thing is, is that speed is going to be your friend in this type of in this type of environment with the current market, because homes are not really staying on the market that long. So if you see something you like, if you’re if you’re coming from out of town, you need to let us know.
But if you’re going to be coming into town, we probably want to look closer to the date that you’ll be coming into town. Because again, homes are not staying on the market that long, they’re pretty much selling for less price. It’s not like it’s some of them are going for a little bit over asking price because of multiple offers. But there’s still some good deals to be had. And actually there’s been just in the last 30 days, there’s been 26 price reductions in Forney. So that means that there’s still, there’s still a couple of deals to be had. And you can still find something, you know, that you may not have to get into anymore, especially with the price reduction. So that should keep it out. And I mentioned this earlier believe that the average price per square foot is about $137, which is extremely low compared to California and New York. So if you’re moving from those areas, and you want to get something kind of more in the country, but still close to downtown, again, as we mentioned earlier as well, you know, Forney is about 20 miles, 21 miles from downtown. So if you want to make a weekend or get away to Dallas, I mean, it’s just a hop, skip and a jump and away, right. So you don’t have to worry about that.
But the you’re not gonna find a lot of expensive homes here and for you mostly probably land if they have land, the most expensive home that’s listed right now is just under a million. So it’s only $997,000. So that, that should give you an idea about if you want to stretch your dollar a little bit further. And we kind of showed you, you know, a couple of those homes in that closer to that price range. You know, so the other thing is, is that if you’re looking for jobs, I mean, there’s several fulfillment centers out here in Forney and actually Amazon is planning to move a or build a fulfillment center here at Have that optional or operational in 2021. That could be an additional 500 jobs are saying just here in Forney alone. So that’s something you want to keep in mind. Again, it’s a great rental market. And with a rated schools, you’ve got the Spellman amphitheater actually great place and showed you what that looked like. I mean, awesome, awesome place. But again, third fastest growing county in the whole United States, and really a lot to a lot to do around here. You know, as far as just your average small town feels so too, so to say.
