Living in Irving Texas – FULL VLOG TOUR OF IRVING TEXAS
Hey! So you’re thinking about moving to Irving, Texas. You’re gonna want to stick around for this video, because we’re going to take you on a walking tour and show you some of the different neighborhoods, as well as a couple of different homes and different price points so that you can get an idea of what your budget will get you here in Irving. As you can see here, we’re kind of in the city center, and this is actually modeled off of the Venice canals, so this is a cool little spot. Will show you around, and if you stick around until the end, I’ll even take you to the historic part of Irving and show you around there a little bit as well.
As you can see we’re right here in the center of Irving, which is kind of like the hub. It’s really built off of this whole Lake and they send it city center you can say. Everything is built up around it, and you’ll see there’s some development here with some apartment killing buildings and some high rises for working period Irving is kind of known for its tech center, and a lot of tech places are built here and on the borders of Dallas Fort Worth International Airport. So if you’re a traveler, whether it’s for leisure or business, it’s going to be a quick shot, not even 5 minutes, depending on where you live exactly in Irving, to get to the airport. You’ll see here that we’ve got this Lake house back here, and you got this cool little craft beer shop here as well. There is a Mediterranean restaurant right back here, and all along this whole area are some restaurants and bars and shopping and things like that. They’ve even got a trim here that goes to the airport, which makes it really convenient if you live in this area.
Like I said before. They modeled this area after the canals in Venice, so there’s actually several canals here from this main Lake area. You can even paddle board here, and they’ve got gondola things that she will be able to see people going on possibly in this video. They even wear the hats, so it gives you a real feel like Venice. It’s pretty cool! You’re only 12 minutes from downtown Dallas, so you’ve got a straight shot into downtown and the bordering airports. This is extremely convenient if you’re going to be traveling on a regular basis.
So let me take you and show you a couple of different homes at three different price points so you can kind of get an idea of what you can get within your budget period will also hit the historic part of town, and then we’ll do a little recap and I’ll share with you some of the market data here in Irving so you know what to look for. With that being said, let’s go check out these spots.
I also wanted to share with you really quickly that I stopped at a Mediterranean restaurant called Uzi in the center of Irving, and I just want to show you that the food here is really amazing. You definitely want to check this spot out next time you’re in the Irving area.
Alright so here in Irving we’re in an area called Las Colinas, which is one of the really nice neighborhoods in Irving. You’ll find some homes in different price ranges all around Las Colinas actually, so I wanted to share with you real quick one of the homes that you’ll see here. This home is around 300,000, and I wanted to give you an idea of what you’ll get when you see this home. Right behind me a home is listed here as a four bedroom 2 bathroom home with 2100 square feet. That puts you at a price per square foot right around $130 a square foot. It has a pool as well if you can believe that exclamation point on top of that, it sits on a quarter acre lot, so if you’re coming from California or New York and you’re in the $1000 range on your price per square foot, then this is going to be a great home that you can get. It’s actually listed at 282 thousand, so it’s under 300,000! If that’s the price range are looking at, then you can get a four bedroom 2 bathroom 2100 square foot home, annual khinasi that here are the a couple of the neighborhoods now, and work just one mile from that city center that I was showing you where all the shops and restaurants in the link area canals are. The schools here are pretty good as well, and some of these other homes you’ll see around here are also ranch style homes. This one was built in 1963, so that’s where you’re likely going to find a lot of these 300 to $400,000 range homes. They do a lot of the ranch style homes here in Irving. Some of these were built in the Fifties 60s and 70s, but this one is moving ready with a lot of updates. This isn’t my exact taste in my perfect home, but they do have the granite countertops, a playroom, and 4 bedrooms. That’s a great sized home for a good size family in there, and it’s under 300,000. That’s really tough to beat in this area, especially for something that’s move in ready and in good shape.
This home is also in a cul-de-sac, so you’re not going to get a whole lot of traffic through here. There’s another home right behind me that’s a cool little house, and you can see the main road out there but it’s not too busy period other than that, that gives you an idea of what you can get for about the $300,000 price range. It’s very reasonable, and I think you’ll enjoy this neighborhood. Let me show you to these two other houses over here as well. That’s a great house right there, and the brick was painted white on another one of the homes in this neighborhood. They are all in good shape for the most part. This home sits on a quarter acre lot, so you’ve got plenty of room in a pool in the back there, and I can’t believe that this home is still in the market for under 300,000. Speed is your friend in this market, so if you see something you like, we have to take a look quickly.
Let’s take a look at another house. This one is in the $600,000 to $700,000 range, and it’s located in Fairway Vista. This is a guarded and gated golf community, and you can see there’s this cool little fountain look at some of the homes inside it here. Again we’re located not even a mile away from the Irving city center where the lakes and shops and restaurants are. So I just a little bit of what you’ll see when you come into this community. This home is listed at 700,000, but you can see that they’ve got a private security driving around this area, and I’ve seen them passed by a couple times already. It’s pretty quiet here. You can see that there is zero traffic out here and it’s very very quiet. Some of the homes have a duplex style to them, so they are going to probably be a little bit lower priced.
As we’re moving into January 2021 right now, it’s a beautiful day out here. I don’t even need a jacket. It’s about 60 degrees, blue skies, and that’s what we love about Texas. But I’ll show you this home right behind me here. This one is $700,000, and it’s a 3 bedroom, 3 bath, so this way you get a little bit better shot there and this is a nice home that is directly behind me. You can also see the Nets for the golf course. This is actually connected to The Four Seasons resort, you can actually take your golf cart from this community and head down there. You can head down to the property to the golf area, but they’ve also got some nice restaurants and bars down there, so it’s pretty cool to have within your community. It’s a pretty good size house, an it’s a neighborhood that’s just about 20 years old period most of these homes were built around then, and that’s where you’re going to get that brick style.
Again, it’s very quiet here, I don’t think that I’ve even had one car pass us so far, so that’s always nice to enjoy when you’re in the neighborhood. It’s kind of hard to see in the video, but there is also Nets that protects the homes, so you really don’t have to worry about flying golf balls coming in hitting your windows. This should give you a really good idea of what you can get for the $700,000 range in Las Colinas. The price per square foot is actually going to be around $270, and the reason being is because we’re getting up into a little bit bigger sized homes. As I mentioned, you got walk on access an golf cart access to The Four Seasons resort which borders this property and on top of that, is a gated community in has private security. I actually had to check in at the front, but because I’m a real estate agent they allowed me to come in.
Our next home is listed at 975 thousand dollars. It’s a 3 bedroom, 3 1/2 bathroom home, and it’s about 3600 square feet. That’s going to push that square foot price up to about 270 dollars per square foot, so it’s a little higher up there. The last one we looked at was about 220 per square foot in the same neighborhood. This one’s on the Greenbelt, which is probably why it’s a little bit higher priced, because it has a Greenbelt in the backyard, so your backyard is actually looking out onto the Greenbelt. It’s beautiful. You don’t have that proximity of the neighbors in the back, so you’re not looking into somebody else’s yard or fence which makes it more desirable, but you’ll kind of get a scale of the size of this home, and it’s a pretty good size. All the homes in this area are a great size in a nice little golf community with security. That will increase the value of your home with time. This is again, right in the hub of everything in Irving, so if you’re going to be working in Irving, then you’ll have zero commute. Again you’re right next to the airport, and you’ll have that access, so that’s really nice as well. Let’s go check out the historic part of downtown, and I’ll walk you around a little bit of that area, and will do a market recap so I can give you an idea of some of the stats and some of the things that are going on in Irving right now so let’s go.
So here we are in the historic part of downtown. It’s a pretty busy road right now, and it’s a little bit noisy, but you can see you’ve got here you’ve got a lawyer here, Italian restaurant right there, Bistro lunch shop, yoga studio down here, and a couple little spots along the way. I wanted to show you the Main Street but let’s go inside and do a a recap. So here we are at the Irving big state fountain coffee shop and diner. You can see behind me that this is a pretty colorful place, very old school, and they still have this kind of window for a pharmacy back there. It’s a Saturday afternoon, so it’s a little bit busy here. Irving’s population is right around 238 thousand people, and it was actually founded in about 1903 to start off with period they started with 80 acres, and of course it had to expand from there. This restaurant has been in business since 1948, so that’s pretty cool. But overall, the schools in Irving are going to be really great, and one of the high schools here is goes to Capell, which is a A+ rated school. The median home value in Irving is about 165 thousand dollars, and the median rent around $1100. I showed you earlier just what under $300,000 will get you what $700,000 will get you, and what 900 and $75,000 will get you. Renters are actually making up the majority of Irving at 63% if you can believe that, and I think it’s because a lot of people come to start here, because there are quite a few tech firms. People may just be working in the area and renting and end up buying elsewhere. There’s a lot of corporate homes in here as well, because of the airport and the proximity to Irving city center. It’s actually been rated number three in the most diverse neighborhoods in all of the state of Texas, so if you’re looking for some diversity, then Irving is a great place to do that. It’s also ranked #14 in the state of Texas for young professionals, and it actually falls in number 91 as one of the best suburbs in Texas, which you know made the top 100. I’m not even sure how many suburbs there are in Texas, but if you made the top 100 I’d say that’s pretty good. The median income here is about $62,000. That’s a great job market in the area, because there’s quite a bit to do in Irving. You can check out the canals, so of course that whole area you’re going to be able to shop, eat, and play. There’s lots of restaurants and bars here, so you’ll be able to experience some decent nightlife here. You also have the Irving Arts Center which, before Corona, they were actually responsible for over 1000 events per year. That’s been cut down quite a bit this year, but hopefully will be making a comeback with that in the coming months. There is also W Irving Aquatic Center, so that’s really fun for the kids. If you like water sports and water activities, then you have the Campeon trails, and that’s about 22 miles long period that’s something you can take advantage of if you like the outdoors and you want to do some hiking, biking, and walking.
There’s also Lake Caroline, which we mentioned a little earlier that you can paddle board there. There are lots of water activities to do around that area that you can take advantage of. I might just highlight a couple of the key places you might want to check out. There is a great River cafe, and it’s a pretty warm atmosphere there. They are known for their steaks, so you’ll definitely want to take check that out of your estate lover. You’ve got a farm to table restaurant that is really good in Irving, so if you like clean eating like I do, then you should check out The Ranch. That restaurant is really, really good, and they also sponsor some live music there sometimes as well as on the weekends, so if you want clean eating and live music, that’s a great place to check out.
You should also check out the Toyota music factory and million, and there are always having music concerts and venues going on there. Bottle Nash, that’s a really great craft beer place that you can definitely check out if you like the brewskis. You can also check out the thirsty lion gastropub, and that’s where you’re going to get some really great local grub and some inventive beverages, so talk about some craft cocktails and things like that if you’re leaning a little more to the cocktail side, that’s definitely a place you want to check out. And whistle top Plaza is amazing as well as gas monkey white. Gas monkey live is a pretty well-known music place here in the Dallas Fort Worth area, but it’s right here in Irving. With COVID, a lot of that stuff has been geared down so to speak, but if you’re looking for some smaller events, you’ll find them in those areas. Some of these restaurants and bars are still hosting some live music, and they are implementing social distancing to stay safe, but they’ve got some great music you can check out when you’re down here.
If you love the Dallas Cowboys, the Dallas Cowboys stadium was here before Jerry Jones built the Cowboys Jerry’s world out there in Arlington. So that’s not far away either, whether you’re a Ranger’s fan or a Cowboy’s fan. You can even go straight down 35 if you want to check out the stars or The Mavericks, or if you want to see your favorite visiting team.
Also, Irving borders the Dallas Fort Worth area, but it’s not far from Love Field either. Love Field is just on the other side, so it’s kind of in between both airports. It’s a hop skip and a jump to get over to the airports, so if you travel a lot for leisure or if you travel for business quite extensively, then Irving is going to be a great place. It’s literally actually part of their city since Irving splits the airport right down the middle, so half the airport is actually considered in the city of Irving, and you can get shot over there, and there’s a couple of train stations or dark trails that go into the airport, so that’s extremely easy access if you’re a frequent traveler.
