In this video, I’m going to talk about overpaying versus overbidding. The truth is, there’s a BIG difference between overpaying and overbidding, but a lot of people are still really nervous whenever they hear both “overpaying” and “overbidding” during a housing search.
WHAT IS THE DIFFERENCE BETWEEN OVERPAYING AND OVERBIDDING IN DALLAS TEXAS?
When you’re buying a home in Dallas, Texas, it’s important to be aware of the difference between overpaying and overbidding. Overpaying is paying more than the home is worth. Overbidding means that you pay over the listing price, but still offer a price that the comps in that area and the appreciation rates for that area support.
We work with clients all the time, and while we have encouraged going over listing on some properties, it’s always after looking at the area and the appreciation rates and making sure it’s a good investment at that higher price. If you want to win a home here in Dallas Texas, sometimes you need to overbid, but that DOESN’T mean you’re overpaying!
